Two different but similar ways to invest in real estate are through purchase and rental. In the former, one buys a physical property at a specific place at a definite time and settles there permanently with the owner. One can buy a piece of land for any purpose and then settle there permanently. One can rent out the same property continuously over a period of time or even for a longer period. Both these investments have advantages and disadvantages and it is important to analyze the pros and cons of both before deciding on the same.

When you buy a rental property, you can get the land for free by virtue of an exchange of contracts. You pay a certain amount of down payment and the land becomes your personal property. The down payment will be utilized to finance the cost of the building and the rental income that you earn from the rental property is not taxable.
